Do you handle only residential real estate?

Yes. We believe that single-family rental property is the best investment for the individual investor because it provides the best balance of solid returns and low risk. Keep in mind, residential real estate, from a lending perspective, does include properties up to fourunits.

I have never invested in investment property before. How does it work?

Simple Investment Group makes it easy! We will meet with you to discuss your property investment goals. We will then recommend properties after we assist with the short term, midterm, and long term strategies. Once we work our plan from beginning to close, we will guide you through the next steps thatcan vary depending on market conditions and your overall objective.  This can include "flipping" for a quick profit or using it as a rental so you can sit back and receive your checks!  

Are rental properties a constant headache?

They certainly can be. That is why it is so important to know as much as you can.  We will provide sound and honest guidance to the upside and downside of rental property.  A firm like ours can more than pay for itself not only in the guidance, money, and time we save you but also by ensuring a quick transition to new tenants and by ensuring the property is in good condition to attract the highest rent.

The guy on TV says I can buy real estate with no money down. Can you match that?

A "no money down" purchase sounds ideal, but it usually means that the down payment is financed with the rest of the cost. That means you start out with no equity in the property and pay interest on the down payment for decades, making it extremely unlikely that you will get a positive cash flow out of the deal. Besides, true "no money down" home purchases are extremely rare, and therefore not a solid foundation for an investment strategy.  They are not impossible, but they are very rare and other circumstances such as immediate large equity position, favorable delayed financing or other rare circumstances can make this possible

If I buy through you, will the house be in my name or yours?

There are two options and they are as follows:  Option #1- The investment property will be 100% in your name, purchased on your credit. We guide you through from searching to closing and you will have the choice to do whatever you decide with it.  Option #2 - We strategically purchase the property with your wants and needs in mind, and once the deal is closed; we sell the property to you.  In the current real estate environment, this option seems to provide more options to home-buyers because there is such a shortage of available real estate inventory and sellers seem to prefer all cash buyers or investors with significant down payments.  This is where we can help; we buy real estate on your behalf.

Do you work with out-of-town investors?

Absolutely! Everything mentioned above can be handled remotely, including the purchase of your investment properties.

Can you offer me a guaranteed ROI (Return on Investment)?

No.  In fact, we do not believe anyone can guarantee you a specific ROI on investment property and provide you with full disclosure and maximum return, and you should be wary of those who act as if they can. Typically if you are offered a specific return such as 10% it is because they plan to make far in excess of this, such as 25%.  This means the Investment Company makes 15%, but this is NOT how we operate.  Markets change, and there are many variables that affect property values. However, single-family rental properties offer a good balance of low risk and solid returns. What is this going to cost me?

This is the exciting news! You pay us nothing out of pocket. Our Group earns our portion typically at the very end of the transaction.  However, any income we earn will be fully disclosed at the beginning of the transaction and never change throughout the transaction.  This means you know everything at the beginning, and this allows you to make truly informed decisions.
